What are the benefits of living off campus?
First and foremost, living off campus is way cheaper than living on campus! Secondly, you are guaranteed your own bedroom and do not need to share one with a roommate.
Living in your own place downtown with your closest friends is a great experience. Chilling in the living room while watching TV, or cooking together an awesome meal at a fully equipped kitchen will create amazing memories for the rest of your life!

What’s the process of signing a lease?
1 – Submit your full name, phone number and email address (can be done easily with our ‘Contact Us’ box)
2 – Submit an application after it is sent to your email (Requires a $25 Fee)
3 – Pay Deposit (The price equals to a 1 months’ rent and differs between properties)
4 – Sign Lease and pay the following:
– First Months Rent
– Last Months Rent (Automatically covers your last months rent at the end of the lease)
– One time fee of $100 for annual water supply
*These payments are per roommate
**If you decide to renew your lease for the following year, a last months rent of the Renewal Year’ is due at the signing of the renewal.
When is rent due?
Rent is due at the 1st of each month for that month.
How do I pay?
You can pay in these following options:
- Tenant Portal – E-Check (Free of Charges) &
- Debit/Credit Card
- Cash/Check/Money Order/Cashiers’ Check in the office (Check/Money Order/Cashiers’ Check can be mailed to following address: Po Box 6632, Albany N.Y 12206)
*Please Note… Mailing will take a few days, so please make sure you send it a few days before the 1st of the month
Do I need a co-signer?
If you are a full time student you do need a co-signer. In addition, a co-signer is required if the applicant does not meet minimum financial standards
(An assessment is done by a ‘tenant screening’ which is managed by a professional 3rd party)
When can I move in?
Once the payments are done by the entire household, keys will be provided to the tenants.
Where can I go for maintenance request?
You can submit a ‘Work Order’ 24/7 through your account on the AppFolio portal.
I am a college student and am assisted with school loans. How do I go about that?

Are pets allowed?
In our pet friendly properties 1 cat is allowed per apartment/house for no additional charge. As for dogs… only well trained dogs that are under 20 pounds are allowed with a yearly fee of $500 and an insurance policy is required for a dog to move in.
Where can I see my current balance?
Your current balance can be found on your tenant portal. Click ‘Payments’, then go to ‘View Full Account Ledger’ and balance will show on the bottom right side.
Is cable and internet included with the lease?
No, we do not include cable and utilities with out lease
What do you do with garbage?
Garbage is to be placed on the street curb after 4 PM on Tuesdays
*If you are a resident of following Elberon: 19,27,29,31,43,45,47,49,51,55 – your garbage needs to be placed in one of the big bins behind your building
